2,000-acre home on Yosemite’s doorstep hits market for $12M, with vineyard. Take peek

A 2,000-acre ranch on the front step of Yosemite National Park with an organic vineyard, lakes, three-bedroom main residence and two guest houses has hit the market for $12 million, a rare listing for the area, according to Hall and Hall brokerage.

Called Love Ranch, the Sierra Nevada property is located in Coarsegold, California, 30 minutes north of Fresno and 30 minutes south of the entrance to Yosemite, off Highway 41.

The ranch is entered through a rustic metal gate and stone walls covered by rosemary. A meandering private gravel road leads through hills leading to the house.

“The sheer size of Love Ranch is extremely unusual for this area,” listing agent Bill McDavid of Hall and Hall told The Sacramento Bee. “In fact, I have only been able to identify one ranch that is slightly larger than the Love Ranch along the Highway 41 corridor between Fresno and Yosemite National Park. But the Love Ranch is the only ranch of its size in that vicinity that has a productive vineyard in addition to a multitude of water resources. The sense of privacy found on this ranch is very hard to find in such close proximity to a national park.”

This 2,600-square-foot house features a great room, a large open living/dining room area with a free-standing wood stove. Pine paneling adorns the ceiling and there are views of one of the large lakes on the ranch. An spacious adjoining kitchen with sitting bar comes with modern appliances and a walk-in pantry with a second dishwasher, sink and refrigerator. Out on the expansive patio is an outdoor bar, grilling area, fire pit and lake views.

A tack room has been converted into a one-bedroom, one-bath guest house with a wine bar and an outdoor patio with a gas fire pit and lounge chairs.

In addition to the main house, the ranch runs a 200-cow cattle operation and 23-acre vineyard producing nine Rhone grape varieties, both under lease.

The vineyard is leased and managed by Oscar Ramos of Ramos Torres Winery, according to Hall and Hall. The owner receives 30 cases of wine each season as lease payment.

There is a shop/garage and historic barn on the property, as well.

Recreation on the property, which ranges in elevation running from 1,300 feet to 2,400 feet, includes hiking, fishing and quail hunting. From rolling hills to steeper grades, the terrain is punctuated with numerous springs and wells, six lakes, reservoirs and stock ponds. The countryside provides a scenic backdrop for horseback riders with lush grasses, secluded valleys, pockets of live oaks and massive granite rock formations.

Abundant wildlife — mule deer, hogs, mountain lions, turkeys, coyotes, bobcats, ducks and geese — roam the acreage.

The sellers also own a home in Montana.

“I could see the ranch being of interest to a diverse group of buyers, but the most likely buyer is one looking for a place to which they can escape from an urban chokehold,” McDavid said.
