The property is one of the largest farms to be offered for sale in recent years. In 2020, the Gladstone Land Corporation acquired 4,642 acres of farmland in Tulare County for $61.5 million. The Gladstone property includes nearly 3,000 planted acres of almonds, pistachios and conventional and organic pomegranates.
The property sits just south of the City of Tulare and east of Highway 99 and is made up of seven parcels of farmland that also includes several homes, a shop, space for equipment storage and approximately five acres of on-site solar.
A majority of the land is growing almonds and there are about 30 acres of pistachios and about 30 acres of Star Ruby grapefruit.
One of the more desirable features is the access to water, above and below. The property includes water service through the Lower Tule River Irrigation District, on-site agricultural wells, a large reservoir, and riparian water rights.
The property is part of California’s Sustainable Groundwater Management Act, or SGMA, which requires groundwater basins to achieve sustainability by 2040 and may limit groundwater pumping.
Real estate agents specializing in agricultural land say the Tulare farm is a unique property due to its size. But despite is multi-million dollar price, there are always those in agriculture looking to expand.
“It is definitely a large piece of property, but there are buyers out there looking for economies of scale and who have the horsepower to proceed with a purchase at that price point,” said Doug Phillips, president of Schuil Ag Real Estate in Visalia.
The property is being marketed by California Outdoor Properties of Vacaville.
