AAA buys Walnut Creek office building across the street from its HQ
WALNUT CREEK — The American Automobile Association of Northern California bought an office building across the street from its current regional headquarters in Walnut Creek for $37.5 million, documents filed on June 30 with the Contra Costa County Recorder’s Office show.

The California State Teachers Retirement System, or CalSTRS, sold the 260,000-square-foot building at 1340 Treat Blvd., property files show. In May, CalSTRS owned $417.3 billion in assets.
About a block from the Pleasant Hill/Contra Costa Centre BART station, AAA landed the six-story office building at a hefty discount to its prior value.
As of January, the property’s assessed value was $86.7 million. Assessed values are just one of multiple metrics that can be used to gauge how much a property is worth.
CalSTRS sold the building for 34% less than the $57 million it paid in 2002.
“We are still evaluating its use,” AAA Mountain West Group, one of the regional branches of AAA, stated in an email to this news organization.
AAA currently leases an unspecified amount of office space at 1277 Treat Blvd. Rockpoint, a real estate investment firm, owns the building.
The 1340 Treat building is partly occupied by Central Garden & Pet Co., a publicly held company that’s been headquartered in Walnut Creek for decades.
