Laguna Beach peninsula home atop Arch Rock aims for $32 million
A Laguna Beach home with rare three-sided ocean views is on the market for nearly $32 million.
The 3,829-square-foot house, with three bedrooms and five bathrooms, sits on a quarter-acre-plus lot that juts directly into coastal waters, claiming the famed Arch Rock as a backyard centerpiece.
“With a unicorn property like this, there are very few direct comps,” said listing agent Paul Daftarian of Luxe Real Estate. “The value is largely tied to the X-factors.”
Glass walls frame sweeping ocean outlooks from most rooms inside the home, designed by local architect Morris Skenderian and completed in 1990.
A gated driveway, with parking for up to seven cars, leads to the home.
Inside, the great room flows into the kitchen, formal dining area and a series of ocean-facing terraces. A private terrace opens directly off the upstairs primary suite as if suspended over the open ocean.
From the cliffside edge, a private stairway descends to the sand below.
Records show West Binjiang Holdings LLC, a Delaware limited liability company tied to an 11,000-square-foot home in Irvine’s Shady Canyon, bought the Laguna Beach property for $23 million in March 2021. Since October 2023, it has appeared on and off the market as a rental, commanding up to $100,000 per month, according to Zillow.
The property listed for $34 million in June 2025 under another brokerage and fell off the market last month in April. On May 4, it relisted at its current asking price of $31.995 million with the Daftarian Group.
According to Daftarian, the new list price sends a message that the owner is motivated.
“The house is not just for sale, but that it is now ‘on sale,’” he said.
To prepare the home for the relaunch, the home underwent a subtle transformation.
“The seller made several presentation improvements, including re-staging of the home and completing paint and cosmetic touch-ups to elevate the overall look and feel,” Daftarian said. “The goal was not to change the identity of the property, but to refine the presentation and create more value for each and every space so buyers could better experience the scale, setting, and emotional impact of the home.”
