Real estate firm pays $60 million-plus for East Bay senior care sites

Two East Bay senior healthcare centers were bought for a combined $61.7 million in deals that show investors are still scouting for medical sites despite widespread ailments in the commercial property market.

CareTrust REIT, acting through affiliates, purchased senior care properties in Fremont and Pleasant Hill, documents filed in Alameda County and Contra Costa County show.

Based in Dana Point, CareTrust REIT acquired the two facilities in all-cash deals, according to public documents.

The real estate investment trust paid $35.4 million for Windsor Country Drive Care Center at 2500 Country Dr. in Fremont, according to a grant deed filed on April 27 in Alameda County.

Windsor Country Drive Care Center has 126 beds and specializes in skilled nursing, long-term care, and rehabilitation, according to nursinghomes.com.

CareTrust REIT paid $26.3 million for Rosewood Post Acute at 1911 Oak Park Blvd. in Pleasant Hill, a filing on April 21 in Contra Costa County shows.

Rosewood Post Acute has 113 beds, according to medicare.gov. The facility specializes in skilled nursing, rehabilitation and acute care, the facility’s website states.

The deals occurred despite struggles in other segments of commercial real estate such as the office markets in the Bay Area’s three major downtown districts and the hotel sector in much of the nine-county region.
