The area's most expensive house sold in 2013 was a $2.8 million home north of Clovis near the foothills.
The six-acre property with a nearly 7,000-square-foot home on Reno Avenue sold in July after receiving multiple offers, said Joe Sciarrone of London Properties, who sold four of the five most expensive homes last year.
A luxury home typically costs more than $1 million, but it's as much about the quality and custom features as it is the price, Sciarrone said.
Last year, 27 high-end homes sold in the Fresno and Clovis area for a total of $40 million compared with 2012 when 19 luxury homes sold for close to $19 million.
"During the recession, it was extremely difficult to sell luxury homes," Sciarrone said. "As the market began to turn around, the buyers started buying in the lower end first and it has just worked its way up to the more expensive homes."
The Reno house, bought by a Fresno businessman, was built in 2008. It has five bedrooms and four-and-a-half bathrooms. There is a gourmet kitchen with heated floors, a 147-bottle wine fridge, a media room and game room, a pool, a parking garage for five vehicles and a stable for three horses.
The second most expensive house sold is on the Copper River Golf Course, east of Friant Avenue, in Fresno.
The 7,400-square-foot North Queensberry Avenue house sold in September, after less than one week on the market, for $2.35 million. The four-bedroom, four-bathroom house has a huge media and game room, Sciarrone said.
"Buyers are more than willing to spend their hard-earned money on a home," he said. "It just has to have certain finishes and upgrades that they are looking for."
Construction begins on Crichton Place
The urban development arm of Fresno's Granville Homes has started construction on another downtown living space.
The frames for Crichton Place, on L and San Joaquin streets in the Mural District, are going up. The 28-unit townhouse project from GV Urban replaces a pair of century-old dilapidated homes that were torn down more than two years ago.
The two-story buildings will have 1,400-square-foot units with three bedrooms, two-and-a-half bathrooms, and an attached garage. Some units will have private covered patios. The development will be gated and will have a courtyard for entertaining.
The monthly rent will range from $1,400 to $1,525. The project is expected to be completed by June. For more information, visit gvurban.com.
McCaffrey Homes wins national awards
Fresno and Clovis homebuilder McCaffrey Homes won three 2014 silver awards in a national sales and marketing award program.
The National Sales and Marketing Council Awards — known as "The Nationals" — honor firms and individuals who lead the building industry in innovation and imagination.
McCaffrey was honored in three categories: best landscape design, best brochure (magazine format) and best overall advertising campaign.
